In December, the number of property transfers is 114,003, 0.2% less
than the same month of the previous year
The annual rate of merchanting of dwellings increases 2.3% in
December
The number of property transfers recorded in the land registries, from public deeds
previously registered, was 114,003 in December, that is, 0.2% less than for the same
month in 2011, and 14.4% less than in November 2012.
In the case of registered merchantings of property, the number of transfers was 49,229,
representing an annual decrease of 1.7%, and a decrease of 14.0%, as compared with the
previous month.

Merchantings recorded in the land registries
84.2% of the registered merchantings in December corresponded to urban properties and
15.8% to rustic properties. Among the urban properties, 56.7% were merchantings of
dwellings.
The number of merchantings of rustic properties decreased 0.7% in the annual rate in
December, and that of urban properties decreased 1.9%. Within the latter, merchantings of
dwellings increased 2.3%.

Performance of the monthly rate
In order to contribute to the analysis and interpretation of the data, the following chart shows
the variation in the number of merchartings of dwellings between the months of November
and December of the last five years. In 2012, the monthly rate was –8.3%, representing 7.5
points more than that of last year.

Registered merchantings of dwellings, by protection system and status
89.7% of transfers of dwellings by merchanting in December were free housing, and 10.3%
were protected housing. In annual terms, the number of transfers of free dwellings by
merchanting increased 5.7%, and that of protected housing decreased 19.9%.

Geographical distribution
In December 2012, the total number of property transfers recorded in the land registries per
100,000 inhabitants3 reached its highest value in the Autonomous Communities of Aragón
(515) and Castilla y León (511).
In turn, the Autonomous Communities showing the highest interannual variation rate were
Canarias (38.9%) and Aragón (21.5%), while that showing the highest decreases was Galicia
(-14.4%).

The Autonomous Communities showing the highest annual variation rate in the mercharting
of dwellings were Aragón (61.1%) and Extremadura (54.9%).
In turn, those showing the highest decrease were Comunidad Foral de Navarra (-31.7%),
Pais Vasco (-27.5%) and La Rioja (-26.0%).
