Term of the contract is 12 months from July 1st, 2021
1. Luxury Bay PMVR agrees to let and manage the above property, acting as the owner’s sole agent.
2. The standard fee for finding a tenant or re-letting the property to a new tenant is 150 USD (3000
pesos) which includes advertising on the internet and in local platforms, arranging viewings, taking up
references on prospective tenants also drawing up, signing and agreeing the tenancy agreement.
Drawing up and recording of a full inventory including the condition of the property. Collecting the
deposit and paying it to the Deposit Protection Service.
The management service includes:
a. Collecting the rent and paying over the balance to the owner within fourteen (7) days of receipt. The
management fee and any maintenance bills will be deducted from the rent.
b. Dealing with all issues relating to the tenancy, communicating directly with the tenant as the owner’s
representative.
c. Promptly and efficiently carry out any necessary maintenance or repairs to the property.
d. Any maintenance or replacement item be referred back to the owner for authorization.
e. Providing a financial summary every month, including a full year summary at the end of the year.
f. To internally inspect the property at least every week and prior the check in and at check out to make
sure that the property is being kept in a reasonable condition.
3. Maid service is 30 USD per cleaning and Luxury Bay PMVR is the one in charge of providing this
service, dealing with the cleaning crew and taking care of any details. This one can be arranged once per
week or maximum every two weeks in order to keep the condo in good conditions. Also, maid will clean
prior the check in and after the check out. If guests needs an extra cleaning, we will charge them
directly.
4. Luxury Bay PMVR cannot be held responsible for any damage to the property caused by the tenant or
for any debts incurred by a tenant.
5. Luxury PMVR will charge a 20% of commission for its own rentals, and money will be collected and
delivered/deposited to the owner.
6. The contract can be cancelled by either party, after the first six months have expired, with one months
notice in writing by recorded delivery. The management fee due, will be calculated on the rent payable,
up to the last day of the period of notice.
